Rudin West Partners with Auberge Resorts Collection to Launch Hotel Jerome Residences at The Mill

One of Aspen’s leading real estate developers, Rudin West Development, today announced a partnership with hotel and resort operator Auberge Resorts Collection to launch a new private residential project in Aspen. The Hotel Jerome Residences at the Mill will offer owners access to the five-star services and amenities of the iconic Hotel Jerome, Aspen’s acclaimed luxury property. Located adjacent to the hotel in Aspen, in the heart of downtown, and just blocks from the famed slopes of Ajax Mountain the new residences are located within a stunning new redbrick building, honoring the architectural heritage of its location.

The Hotel Jerome Residences at The Mill feature four one-of-a-kind pied-a-terre apartments. The two penthouses are each three bedrooms and three bathrooms spread over 2,000 square feet and include exceptional outdoor living areas totaling 1,300 square feet, which provide expansive views of Aspen Mountain, Independence Pass, Red Mountain and the Rio Grande Park. Two additional residences located on the third floor each comprising three bedrooms and three bathrooms spread over 2,000 square feet also feature generous outdoor living areas. The residences are priced between $6 million and $8.5 million. All four apartments feature direct elevator access as well as dedicated parking. An owner amenity package includes concierge, grocery and housekeeping services, ski concierge, transportation and access to the Hotel Jerome pool and gym, spa access and treatment discounts, as well as in-room dining service and preferential rates at the hotel’s F&B outlets, including Prospect and the J-Bar. Owners also receive access to Auberge Resort Collection’s reciprocity program and may opt-in to benefit from the rental reservation system.

Design

The Mill is a design collaboration of David Johnston Architects of Aspen and Alex Papachristidis Interiors — named to Architectural Digest’s 2016 annual list of top designers, AD 100 — and Alan Orenbuch Architects, both of New York City. The building — which sits at the gateway between the downtown core of Aspen and the historic West End neighborhood — offers a traditional nod to the town’s historic Victorian era, with the south and east-facing facades complementing the adjacent Aspen luxury hotel, Hotel Jerome in brickwork and sandstone with contemporary detailing while the north and west façades of the building reflect a more contemporary style, with floor-to-ceiling windows and retractable glass doors at the penthouse level. The top-floor penthouses feature doors that open directly onto outdoor spaces, creating a seamless indoor-outdoor living experience. The main terraces feature gracious entertaining areas and include outdoor kitchens and fireplaces surrounded by a green roof. Additionally, the two penthouse units each have a rooftop deck, accessed via spiral staircase, which offer unobstructed 360-degree views. The Mill has been designed to remain timeless while embracing Aspen’s heritage.

The residences offer a distinctly new living aesthetic for mountain-town residences, with Austrian white oak flooring and Italian Calacatta Gold marble surfaces throughout set to be expressly neutral, bright and clean. Each residence has an air of modernity, with living areas thoughtfully designed to be urban in feel, yet spacious enough for functionality. Millwork is rich with wide-profiled crown molding throughout, creating a statement of elegance. Luxury appliances packages are by Sub-Zero and Wolf and the units come equipped with a Lutron lighting system.

The Mill also features 10,000 square feet of commercial space, all of which has been leased or sold to local businesses, and four employee housing units. There is also underground parking and storage.

Sustainability

Sustainability has become a primary feature of Rudin West Development projects, with The Mill incorporating a variety of sustainable technologies. The building is home to a 3,100 square foot green roof, the largest in Aspen, comprised of native shrubs and plants, providing a more natural surrounding in addition to adding privacy. The green roof simultaneously harvests rainwater while also creating a natural transition between outdoor living spaces and the roof, allowing for a garden-like feel and aesthetic at the penthouse level.

The building also features a geothermal heating and cooling system, which maximizes energy efficiency in addition to eliminating the need for large mechanical equipment on the roof. This creates a lower operating cost than traditional heating and cooling systems. Solar panels on the roof provide heating for the domestic hot water system throughout the building. The panels harness the energy from the sun to preheat water, minimizing the use of fossil fuels.

Real Estate Sales

Sales interest in the residences is already strong, with the first penthouse selling ahead of official launch. The sales of the three remaining units will commence August 2016. Sales are offered through TRU Real Estate, exclusive sales broker for The Mill.
